TERMS & CONDITIONS

Guests who book meet-this services should be aware that they are committing themselves to everything contained in these Terms and Conditions. Therefore, we advise you to read this document carefully and to check for updates in every bookings.

SPECIFIC CONDITIONS 

In addition to the provisions of this document, there are specific policies and conditions regarding to individual apartments and their surroundings, which are listed in the profile of each apartment.

BEFORE CHECK-IN

After making a reservation, the guest will receive a confirmation email containing the details of the reservation: Reservation number; Apartment name; Check-in date and period and Check-out date and time. 

Closer to the check-in date, meet-this will send a new email to the guest, to inform the address of the booked apartment and to request, among other important details for the preparation of the check-in, the scheduling of check-in time, within the available period of time.

Days before the arrival date, meet-this asks the guest via email, to confirm the check-in details and to fill in the Accommodation Bulletin which will be sent later to the Immigration and Borders Service (SEF).

Meet-this assumes no responsibility if the guest does not provide all the information requested in advance (e.g. check-in time, flight number, filling out the accommodation bulletin, among others). Particularly in cases where the guest does not provide information regarding the estimated time of arrival, meet-this reserves the right to provide the check-in at a time that is convenient to meet-this and according to its availability, thus not guaranteeing , that will be available to receive the guest upon arrival.

 

ARRIVAL AND CHECK-IN

Check-ins must be done between 3pm and 8pm, unless otherwise agreed.

Check-in will be done in person or self check-in, depending on the apartment booked. Such information will be communicated to the guest in due time.

Upon check-in, whether it is in person or self check-in, all persons who will be staying in the apartment must present their identification documents / passports for subsequent communication to SEF - see legal basis below in this document.

Check-in "in-person":

Guests must arrive at the scheduled time, except for delays in airplanes and / or other means of transport, having 1 hour of tolerance for that purpose. At the end of the tolerance period, the host, due to having to perform other scheduled check-ins, may have to be absent and return only when possible.

Self Check-in:

Self check-in instructions will be sent to guests up to 24 hours before the arrival date.

Payments:

Any pending payment must be paid on arrival in cash (Euros). Meet-this can cancel the reservation, without any refund for the guest, if the guest refuses to pay the due amount.

Late Check-in:

All "in-person" check-ins made after 9 pm will have the extra cost of €30 (Euros), paid by the guest in cash on arrival.

APARTMENT KEYS

The apartment keys will be handed over at check-in by the host, or, in the case of self check-in, the keys will be inside the apartments or in the MasterLocks at the entrance.

At check-out, all keys must be left in the place where they were found on arrival and in good repair.

During the stay, guests are responsible for the apartment keys, so they must be careful to not to lose or leave them inside the apartment.

In case of lost keys or lock-outs, additional fees will be charged according to the following:

Lost Keys

Since each key has a different production cost, the amount to be paid for the key in question will be charged according to the type of key lost.

 

Emergency staff visit between 9am and 8pm 

No fee will be charged.

Emergency staff visit between 8pm and 9am

Will be charged €30 (Euros). 

 

In case it is necessary to contract the service of a locksmith, guests will be responsible for paying the total amount charged by the service provider. This value varies according to complexity, materials, time spent and other variables. Please note that it may take at least 1h for the meet-this team to arrive at the site to assess the situation and to take measures.

 

PRIVATE TRANSFER SERVICE

Meet-this offers its guests a private transfer service. It operates 24 hours a day and transports guests from the collection point (any public transport station / airport) to the apartment and vice versa.

This service works subject to availability and prior booking, therefore, if the guest is interested in this service and wants to book it, he/she must express this wish by writing to the email [info@meet-this.com] up to 24 hours before the check-in date, indicating the number of guests, amount of luggage and flight number. Upon receipt of these details, the guest will be informed of the amount to be paid for the transfer and he must communicate back his/her intention to reserve this service, or not. Prices vary according to the number of guests, the amount of luggage to be transported and the apartment location address. 

We also would like to inform guests that this service is provided through a meet-this partner, contracted on an outsourcing basis, so meet-this is not responsible for any and all situations that may occur during the provision of this service.

CITY TAXES

Lisbon’s City Hall charges a Municipal Tourist Tax (TMT) applied per night and per guest, over the age of thirteen (maximum of 7 nights). This fee has a cost of €2 (Euros) per person/night, is not included in the price and must be paid in cash on arrival at the apartment.

APARTMENT APPLIANCES

All of the apartments’ amenities and appliances are on the profile page of each apartment. Meet-this will not provide any items that are not listed there (e.g., heaters, television, air conditioning, kettle, etc.).

MAINTENANCE 

Any and all problems existing inside the apartments (technical problems, water leaks, equipment malfunctions, etc.) must be immediately communicated to meet-this through the contacts available in the booking confirmation. Its resolution may take up to 72 hours, or more, depending on the dimension of the problem and whether it is necessary to use third party services, or not.

Always respecting the privacy of guests, meet-this reserves the right to access the property whenever necessary for inspections, repairs and emergencies.

SPECIAL REQUESTS

Extra beds, cots and other baby items such as bathtubs or high chairs are available upon request and subject to availability at the moment.

Some apartments have parking space, however, this is subject to availability at the time and prior reservation.

RULES

Inside meet-this apartments is expressly forbidden:

  • Pets, regardless of breed, size and age.

  • Holding parties

  • Smoke

Meet-this reserves the right to require guests to leave the apartment without any refund or compensation of any fees previously paid, in case of non-compliance with these rules.

 

Guests must also reduce noise to a minimum between 10:00 pm and 8:00 am.

APPLIANCES AND DEVICES

Guests should contact the meet-this team whenever a device available in the apartment does not work or if they do not know how to use that device.

CLEANING, AMENITIES AND GARBAGE

All apartments will be cleaned before guests arrive.

Meet-this service includes a set of towels per guest and bed linen, as well as shower gel and toilet paper, only for the first night. Any additional services and cleaning products, including changing towels and bed linen, will be made available for an additional fee.

During their stay and at check-out, guests should be careful to keep the apartment tidy and as organized as possible, however it is not necessary to clean it before check-out.

Garbage must be deposited in the existing containers on the street or in a specific place for this purpose, previously informed by the host, and not at the front door of the building or the door of the apartment.

OTHER IMPORTANT INFORMATIONS

All items that are found in the apartment belong to the owner and are not to be moved or removed from the property even during the stay.

The main guest (name on the booking confirmation email) is responsible for the behavior of all guests and must avoid any illegal activity. Guests should not invade the owner’s privacy by posting something that allows strangers to identify the property’s address or the owner’s identity, even if this information is in the public domain.

Guests are solely responsible for their safety during their stay with meet-this and must listen to any and all recommendations, instructions and explanations provided by the host at check-in.

If, during the stay, the guest becomes aware of a situation that he/she believes is a risk to the health and safety of all guests, he/she should contact meet-this immediately. For this matter, and to avoid potential risk situations, guests should make sure that all gas appliances are turned off, that the windows are properly closed and that the air conditioning, central heating and lights are off.

 

Meet-this reserves the right to disclose and make public, by whatever means it deems necessary,  whether it is on its website, social media pages and others, all photographs and videos, as well as any other means of disseminating information that are produced in the apartments, for the purpose of promoting their apartments and other services to the general public and potential target customers.

 

PROPERTY DAMAGES

Guests must report to meet-this any and all damages to the accommodation, its contents, equipment or accessories that may occur during their stay, even if they consider that the damage is not their fault or that it is due to regular wear and tear. In the absence of this communication, the guest will be liable for such damages.

Guests must not access any sealed cupboard or drawer, agreeing to pay an additional fee for any violation of such seal.

Any and all damages to the accommodation or its contents will be paid by the guests. Therefore meet-this is authorized by the guest, to charge such costs to the credit or debit card provided during the booking.

CHECK-OUT

Check-out must be done until 11 am and guests must communicate their check-out time as soon as possible.

Before leaving, guests must leave the keys inside the apartment or, when applicable, inside the MASTER LOCK safe. Keys should NOT be left in the door lock.

If guests do not leave until 11am, an additional accommodation fee will be charged, corresponding to a daily rate.

If the guest refuses to leave, meet-this reserves the right to enter the accommodation, remove his/her belongings, change locks and also resort to other measures it deems necessary to solve the problem. The costs arising from this type of actions will be charged to the main guest.

BELONGINGS LEFT IN THE APARTMENT

Meet-this is not responsible for any belongings left in the apartment after guests leave. However, if meet-this finds any items left in the apartment, may return them if requested. In that case, the guest is responsible for paying the shipping costs for the items in question.

NUMBER OF GUESTS

During the booking process, the exact number of guests who will be staying in the apartment, must be communicated. Upon arrival at the apartment, the number of guests cannot exceed the number specified in the reservation, nor must it exceed the apartment's limit.

If the number of guests exceeds the reserved limit or the limit of guests per apartment, meet-this reserves the right to: charge the amount corresponding to extra guests per night in the first case, and to require that excess guests leave the apartment without any compensation or refund in the second case.

 

PAYMENT OF DIRECT BOOKINGS

Payment of direct bookings may be done by following methods:

Bank Transfer

  • 50% of the total amount of the reservation should be paid by bank transfer within 24 hours after the reception of bank details *.

  • The remaining 50% must be paid until 24 hours before check-in, also by bank transfer. 

  • Each payment evidence must be sent within the deadline described to the following email: info@meet-this.com

* The bank details will be sent by email after confirmation of the payment method.
 

Credit Card

  • after receiving the credit card details* a pre-authorization of the booking total amount will be made on the card.

  • the total amount of the reservation will be charged 7 days before the arrival date.

* Credit card details must be provided within 24 hours after booking confirmation.

Meet-this is authorized by the guest, to charge the amount in question to the credit/debit card provided during the booking.

CLEANING FEE

The Cleaning Fee is charged directly to guests at the time of booking and is related to the payment of the cleaning that is done at guests' check-out.

CANCELLATION POLICIES

The guest can cancel free of charge until 7 days before arrival. The guest will be charged 50% of the total price if they cancel in the 7 days before arrival. 

If the guest doesn’t show up the total price of the reservation will be charged.

IMMIGRATION AND BORDERS SERVICES | ACCOMMODATION BULLETIN

Since 2015 Portugal has more strictly enforced a long­standing law requiring anyone providing paid holiday accommodation to record the entry, exit, and identification details of all non Portuguese nationals who use that accommodation. This law has been brought into force in Portugal and most other EU countries at some point since the gradual implementation of the 1990 Schengen Agreement that aims to stop human trafficking and other illegal practices. In this case, it is specifically Article 45 of the Schengen Agreement and the recent Alojamento Local law in Portugal that has brought this rule into sharper focus. The governing body that monitors the movement of foreigners is SEF (Serviço de Estrangeiros e Fronteiras or the Immigration and Borders Service). 

Therefore, all guests are legally required to provide identification data to all local accommodation establishments upon arrival.

 

RESPONSABILITIES

The service provided by meet-this concerns only, exclusively and legally the apartments and the relationship with guests during their stay. In this sense, meet-this is oblivious to any and all occurrences outside the limits of the apartment, such as (but not limited to): outside noise, building maintenance, construction, neighbors and erratic behavior, or any other matter directly related to the apartment itself.

The photos and descriptions of the apartments were produced by meet-this and reviewed by the owners. Meet-this can make changes to the apartments, in relation to the photos on the website, as long as these changes do not compromise the general condition and / or the amenities of it. 

It is the guest's responsibility to ensure, before booking, that they like the area or neighborhood of the apartment they choose. Therefore, meet-this will not compensate guests, refund fees or relocate them to other apartments based on taste or the likeness of the apartment.

Meet-this is not responsible for any damages caused, directly or indirectly, that may occur during the guests' stay in the apartment, such as (but not limited to): personal injury, criminal behavior or theft, loss due to fire or bad conduct, etc. The same applies to any deficiencies in the supply of gas, electricity, water, telephone or internet.

In the event of any delays, accidents, losses or changes in schedules or rates, related to the services of our suppliers / partners, meet-this is not responsible for such events. Likewise, it will not be responsible in case of false statements by third parties, errors / omissions, disputes between the guest and a third party, or for the content of external links other than the one where the reservation was made.

If guests do not comply with these terms and conditions, or in case of misbehavior by the guests, meet-this reserves the right to request that they leave the apartment without any refund or compensation for the fees already paid.

UNUSUAL SITUATIONS AND LEGISLATION

This agreement is a license to occupy the accommodation during the contracted period and is between the guest and meet-this company, which is duly authorized to arrange the rental of the accommodation.

The guest is not a tenant of the accommodation and as such does not have exclusive possession of it. In the event that the booked accommodation becomes unavailable due to structural and / or maintenance damage, such as clogged pipes or a water leak, or for any other circumstance beyond the control of meet-this, we will not be responsible for any inconvenience caused, however, we will do everything in our power to minimize these inconveniences and to find an alternative accommodation for the guest that has similar characteristics to the accommodation originally booked.

If the guest does not accept such change, the total amount of the reservation (excluding costs related to the days when the apartment was used by the him/her, if applicable) will be refunded. However, neither the owner nor meet-this will be liable to the guest for any additional amount in relation to the cancellation of this reservation. We also reiterate that meet-this will not be responsible for the possible theft of objects left in the apartment.

ABOUT THE TERMS AND CONDITIONS

Meet-this reserves the right to update, at any time, the current terms and conditions whenever necessary and when such change is justified. In this regard, before making a reservation, it is the responsibility of all parties who use the services of meet-this to review these terms and conditions in the event of a change.

By agreeing to use meet-this services, it is understood that the guest accepts any and all changes to these terms and that all parties will comply with those changes.

The Terms and Conditions contained in this document do not affect the rights of guests.

APPLICABLE LAW

The conditions presented here are subject to Portuguese Law. The Portuguese Courts have exclusive jurisdiction in case of legal action regarding any accommodation reservation with meet-this.
